What is a...

 

  • 3-Day Notice?Open or Close

    A three (3) day notice is used when there is an oral or a written lease/rental agreement between the landlord and tenant (When there is no rental/lease agreement, a 15 day notice of termination can be used instead). 3 day notices inform the tenant that rental payment is due, and it must be paid, or else the tenant will have to vacate the premises. Notices are either hand delivered to the tenant or posted in a conspicuous place in the rental property. If tenant fails to pay past due rental or fails to comply with the 3-day notice in the time allotted, the landlord can then proceed in filing a suit for eviction in the clerk of court.

  • Suit for Eviction?Open or Close

    When proper notice has been given to tenant pursuant to Chap. 83 of Florida Statutes,and the tenant has not complied with the 3-Day Notice, A Suit for Eviction may already be filed.

  • Default Package?Open or Close

  • Final Judgement?Open or Close

    If the judge rules in favor of the landlord, the judge will sign a Final Judgement, and a Writ of Possession will be sent to the Sheriff's Office, giving them authority to evict the tenant in 24 hours. The writ of possession must be paid for by the landlord before the order is executed by the Sheriff.

Refund Policy:

In the event the client cancels in writing or by email prior to us preparing any paperwork and submitting it to the client for signature by email, fax or in person then the full amount will be refunded. In the event that the Tenant pays the full amount of rent owed within the three-day notice period, prior to the filing of the case with the Court, then the entire amount of the Court Filling fees is refundable less any process server fees and service fees.

 

if the case is filed with the Court and the tenant moves out at any time during the eviction process the tenant will be considered a completed eviction and no partial or full refund will be refundable.
